Amenities can take a number of forms, but they always benefit residents. In short, an amenity is something that makes a rental better — and usually more expensive.
How much do amenities cost?
Amenities certainly increase the cost of renting, but you might be wondering how much? Unfortunately, there isn’t a singular, flat fee associated with amenities so it can be hard to tell.
For example, an apartment community offering a business center will not cause increased rent in the same way that an apartment community offering a weekly cleaning service would. However, most of the time, amenities are bundled together with the rental charges and are not charged as a separate fee on top of rent.
What are some common amenities?
Because of the wide range of amenities offered at rental properties, you might not know exactly what you’re looking for. Here are some of the most common amenities to help you get a good idea of what to look for:
- Fitness center
- Dog park/dog wash station
- Bike storage locker
- Garages
- In-unit laundry
- Fireplace
- Private outdoor spaces (patio or balcony)

What kind of homes offer amenities?
Property owners can offer amenities at their own discretion at virtually any property including apartments, townhomes and detached rental homes. The amenities offered, however, are largely determined by area demand and pricing.
Almost all apartments offer at least some level of amenity to their renters and most rental homes will feature some, as well.
