inflation cooled in June for the twelfth straight month despite persistent rent hikes and rising gas prices.
Even with interest rates on mortgage loans hovering around 7%, the market is still moving quickly, according to Market Watch.
“There appears to be more demand than available supply for homes, especially in the real-estate market, which is keeping home prices high,” Mike Simonsen, founder and president of real-estate analytics firm Altos Research, told MarketWatch.
The Baby Boomer generation is also largely ‘aging in place,’ according to a recent report by investment company US Money Reserve. The report said that 38% of American homeowners age 65+ have lived in their homes for more than 30 years, and another 39% have lived in their current homes for more than a decade.

Data Shows Market Rebound
The data continues to show a promising rebound for the housing market. After a massive halt in March and April due to COVID-19, pending home sales, listings, and solds have continued to increase month-over-month, showing that buyers are back in the market. Agents need to continue monitoring the data, keep an eye on the trends, and work hard to stay on top of their goals.

There are several factors driving this rebound. Here are few of the contributors that we’ve identified.
1. All-Time Low Interest Rates
Low interest rates on long-term mortgage loans have fallen even further, hitting an all-time historic low in August, 2020. “Mortgage buyer Freddie Mac reported Thursday that the average rate on the key 30-year fixed-rate mortgage fell to 3.07%, down from last week’s 3.13%. For the second week in a row, it is the lowest level since Freddie began tracking average rates in 1971. A year ago, the rate stood at 3.75%.”(ABC News)
2. Remote Workforce/More People in 1 Home
In fact, a recent survey showed that 75% of respondents plan to increase the number of permanent remote employees. (Gartner) Additionally, a study asking employees if they would choose to go back to the office or continue to work from home showed that 60.2% would continue to work from home. (Hanley Wood)
3. Pent-Up Demand
After the drop in the March and April spring months, the data has continued to show a steady bounce back — indicating pent up demand from the spring. In fact, the number of people applying for home mortgages increased for nine consecutive weeks and recently hit the highest level in over 11 years. (Mortgage Bankers Association)

Capitalizing on The Right Opportunities
I’ve been hearing for months from brokers and agents who are BoomTown clients — the demand is there. So, the question becomes, how do we capitalize on that demand despite the obstacles posed by the 2020 market? Meaning, combating low inventory and staying productive despite pandemic measures.
Invest in Digital Presence
It’s pretty simple, strike while the demand is hot. Based on the data we’ve seen and the fact that an unprecedented amount of people are spending countless hours on their computer and social networks, there’s never been a smarter time to focus on your digital marketing strategy.
Plus, we’ve seen in our BoomTown data that ~20% of consumers who fill out a buyer lead form also respond that they have a home to sell. We are also seeing the percentage increasing by 1% each month. Agents are always looking for the silver bullet to generate seller leads, but they need to keep in mind that most buyers have a home to sell.
Educate Sellers
What do sellers want more than anything? Current, reliable data that will help them make the smartest decision about selling their home. You are the key here! Take the compelling data that you have within your system and your MLS to show your potential seller leads just how much buyer demand is in the market right now.
So, in addition to educating sellers in your market and investing in your digital presence, I recommend staying on top of the data. Now, more than ever, being “the knowledge broker” is your key to finding success in 2020 and beyond.
Mortgage applications decreased 3.9% for the week ending Aug. 13 compared to the week prior and fewer borrowers opted to refinance, according to the latest report from the Mortgage Bankers Association.
Ten-year Treasury yields rose overall but tapered off slightly at the end of last week, and 30-year mortgage rates tracked by the MBA reached 3.06%. That deterred some borrowers from refinancing and contributed to an overall slowdown in mortgage applications.
“Mortgage rates were at their highest levels in around a month, with the 30-year fixed rate increasing above 3% to 3.06%. Mortgage rates followed an overall increase in Treasury yields last week, which started higher from the strong July jobs report before slowing because of weaker consumer sentiment and concerns about rising COVID-19 cases,” said Joel Kan, MBA’s associate vice president of economic and industry forecasting.
“The increase in mortgage rates caused a 5% decrease in refinancing, driven by a 7% drop in conventional refinance applications. Even though rates are 7 basis points lower than the same week a year ago, the refinance index is around 8% lower,” said Kan. “The eligible pool of homeowners who stand to benefit from a refinance is smaller now.”
The refinance share of mortgage activity decreased to 67.3% of total applications from 68.0% the previous week.
How mid-year market shifts are impacting originators
The greater need for cash-out refinances drives originators to prepare with diverse product offerings. Additionally, originators will now need to have a way to qualify self-employed borrowers who may need to rely on bank statements to qualify for a mortgage.

The share of applications for conventional purchase loans decreased from the week prior, while Federal Housing Administration and Veterans’ Affairs loans, typically popular with first-time homebuyers, gained a larger share.
FHA applications rose to 9.4% from 8.9% the week prior, while the VA share of total applications increased to 10.3% from 9.6% the week prior. The share of applications for United States Department of Agriculture loans decreased to 0.4% from 0.5% the week prior. The adjustable-rate mortgage share of activity stood unchanged for the week at 3.2% of total applications.
And although average loan sizes continued to decrease, they still remain at historic highs. The average loan size for purchases was $339,200, while for refinances the average size was $393,700.
“Despite a second-straight weekly decrease, average loan sizes remain close to record highs,” Kan said. “This is a continuing sign that sales prices are still elevated, driven by stiff competition leading to accelerating home-price growth.”
Here is a more detailed breakdown of this week’s mortgage applications data:
The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($548,250 or less) increased to 3.06% from 2.9%.
The average contract interest rate for 30-year fixed-rate mortgages with jumbo loan balances (greater than $548,250) increased to 3.19% from 3.15%.
The average contract interest rate for 30-year fixed-rate mortgages backed by the FHA increased to 3.15% from 3.06%.
The average contract interest rate for 15-year fixed-rate mortgages increased to 2.41% from 2.35%.
The average contract interest rate for 5/1 ARMs increased to 2.90% from 2.52%.
Even if trains, history and nature aren’t your cups of tea on their own, something absurdly special happens when the three combine.
The White Pass and Yukon Route Railway is a staple of any visit to Skagway, Alaska, particularly if you arrive by ship during an Alaska cruise. The town’s success is closely linked to the development of the railroad infrastructure, with the train line carrying both passengers and cargo between Alaska and Canada for more than 120 years.

I’ve ridden the train’s Skagway-to-White Pass Summit route, and the experience was fascinating and exhilarating, offering a narrated history lesson and views that are absolutely unrivaled by any other train journey I’ve experienced.
From how it started to where the route will take you and how much you’ll pay for tickets, here’s what you can expect from a ride on the White Pass Railway, Skagway’s most scenic route to Canada.
White Pass and Yukon Route history
Construction on the White Pass train, Skagway’s easiest way in and out during the gold rush days of the early 1900s, began in 1898, with investors from the U.S., Canada and England — and more than 35,000 workers — coming together to complete the $10 million project in just two years.
Until the tracks were laid, the two main routes over the mountain were the shorter but steeper Chilkoot Trail and the longer but flatter White Pass, both of which presented rough terrain and brutal conditions for anyone who made the trek.
Each person who ventured out in search of gold via one of the two paths was required to carry 1 ton of supplies to see them through their trip, making the hike even more treacherous. After the railroad’s completion, the expedition was far less arduous, and it took much less time for stampeders to reach the Klondike region.
From 1982 to 1988 — after more than 80 continuous years in operation, including during the winter months — the railroad halted services when the cost of metal dropped and mines, which produced most of the train’s cargo, closed.

In 1988, the route reopened as a tourist attraction and now operates from early May through late September to align with the Alaska cruise season. In 1994, the White Pass and Yukon Route was designated an International Historic Civil Engineering Landmark, among the likes of the Eiffel Tower and the Statue of Liberty.
White Pass train price
Like the mountain over which the locomotives run, the cost to ride the train along the White Pass Summit route is steep. Tickets purchased online at least 24 hours in advance are $142 per adult and $71 per child for the 2.5- to 3-hour trip, which takes passengers 20 miles from Skagway to an elevation of 3,000 feet before turning around at the Canadian border and heading back.
The White Pass and Yukon Route Railway also sells tickets to non-cruise passengers for options like one-way train rides and camping, as well as connections via Carcross and Bennett, which venture out of Alaska and into British Columbia before entering the Yukon Territory.
I bought my White Pass Summit adult ticket through Norwegian Cruise Line as a shore excursion, and it set me back $219 — a significant but not unexpected markup of $77. (On some sailings, the excursion starts at only $199 per adult and $99 per child.)
Longer and more expensive variations of the train trip, when booked as cruise shore excursions, include visits to local sights before or after the train ride, as well as hybrid train and motorcoach rides that venture as far north as Carcross in Canada’s Yukon Territory.
Prices vary by cruise line and specific tour inclusions.
How to purchase tickets for the White Pass and Yukon Route Railway
In addition to purchasing tickets yourself online on the White Pass and Yukon Route Railway website or through your cruise line’s app, website or shore excursion desk, you can buy day-of tickets at the ticket office on Second Avenue in Skagway. There, you’ll also find The Train Shoppe, which sells all sorts of memorabilia and apparel.
Whether you purchase your tickets online or in person, through your cruise line or directly from White Pass and Yukon Route, you can choose from several departure times. Select one that fits your schedule. If you book independently (not through your cruise line), double-check that the time you pick coincides with the time your ship will be in port.
Where does Skagway’s White Pass train go?
The train ride for visitors to Skagway starts at the train tracks about halfway between the cruise ship docks and the downtown area.
From there, the train will travel, without stopping, to one of several points: White Pass Summit at the U.S. border with Canada, where the train will turn around and travel back down the mountain to Skagway (most excursions); Fraser, British Columbia, where passengers can transfer to motorcoaches that travel the Klondike Highway (also an outpost for Canadian customs); and Carcross in Canada’s Yukon Territory, where passengers can explore the historic town, including a gold rush general store.
Along the way, riders can follow along with provided maps to track their route past several points of interest, including the rail line’s maintenance shops, a donated caboose now rented as an Airbnb, gravesites, waterfalls, steel bridges, two tunnels and lookout points that make for fantastic photo opportunities.
What it’s like to ride the White Pass and Yukon Route train
When you book (or receive your ticket, in the case of a cruise line booking), you will be given a meeting place and instructed to be there at a set time. If you’re coming from a cruise ship and plan to spend time in town prior to your ride, take note of your meeting place well ahead of time to be sure you know how to get there. My travel companion and I took a wrong turn on our way to the meeting spot and would have missed our excursion had it not been for a kind rail worker who saw us running with our tickets and gave us a ride.
Apart from the railroad’s six brand-new engines, its fleet is impressively vintage, consisting of two steam engines from the first half of the 20th century, 20 diesel-electric locomotives dating from the 1950s and 92 restored and replica passenger coaches, including one that’s more than 140 years old. As such, there is no air conditioning in the coaches, so passengers can expect things to feel a bit stuffy if it’s a hot day. On my journey, it was chilly, making it a pleasant ride.
Although travelers are prohibited from moving between coaches while the train is in motion, they are permitted to stand on the exterior terraces on either side of each car for fresh air and views that are unimpeded by the coaches’ glass windows. Be warned that visibility can be poor and the vibe creepy when the weather is foggy, as it was the first time I rode the train back in 2013. Ten years later, I caught a break and happened to visit on a clear, sunny day when I enjoyed phenomenal views.
Guides and eventually the conductor will come through to say hello, check tickets and sell souvenirs, such as DVDs, hats and photo books. They can also answer any questions you have. Guides narrate during the trip, providing valuable tidbits of information about each point of interest the train passes on the mountain. If you enjoy the experience, it’s appropriate to tip a few dollars to your car’s guide or to tip a larger amount to the conductor, who will divide it among all the staff.
Each passenger is provided with a free booklet about the train route’s history. It includes safety rules, a map with a blurb about each point of interest, information about the fleet, a preview of items available to purchase at The Train Shoppe in town and a couple of puzzles to pass the time. (Some passengers report being bored during their rides. If you’re worried, bring a pen for the puzzles.)
Bottom line
While I don’t recommend a ride if you’re someone who can’t sit still for long periods of time or if you’re afraid of heights, I do think it’s one of the best activities a visitor to Alaska can do.

Isn’t it funny how so many things come full circle? When I started this little ole blog closing in on eight years ago!!, it was all to chronicle the renovation and design of the first home I ever called my very own – a teeny tiny condo in Seattle #34 of course!. But as life has a tendency to do, things took a sharp left turn shortly after I purchased #34 and I didn’t manage to do a dang thing to it. Well I did remove the watermelon pink striped wallpaper, but that’s as far as things ever got. We actually sold the condo last year as you may remember and while I was happy to see it go, I also felt disappointed that I never got to see the project come to fruition.
Well I’m thrilled to announce that I’m finally going to get my chance to design my dream home, but this time, in a very big way because WE BOUGHT A HOUSE!
Yup – we’re going to live there! I can still hardly believe it!!! Holy-begeezus you guys, this amazing, classic, historic Victorian is our house. It feels unbelievable for all kinds of reasons, but right now it’s still not quite real because we haven’t actually moved in. While it may look rather fabulous from the outside, we discovered a house that is a totally insane, over-the-top, and a major fixer-upper. To repair what’s broken or damaged, make needed improvements and update the space to make it conducive to modern life, we have to make a pretty dang extensive renovation. Needless to say, it’s going to be a little while before we officially call our new house, home. So what do we have to work with? Well, I’m so glad you asked!
The house has a lot of amazing things to love. Fabulous details like huge bay windows, dramatic high ceilings, period crown molding and fireplaces in nearly every room! However, it was a little hard to appreciate those details at first sight as they currently look like this…
Built in 1870, the house has only had three owners – well four now. But the last inhabitants took liberties with their design choices. Very questionable liberties. Every room in the house is painted in colors I don’t think I’ve ever seen anywhere. Certainly not in any home. The dining room above, for example, features pale peach walls and a ceiling painted in what you might describe as magenta. It’s almost impossible to actually give the color a name. The fireplaces have lovely features – like a 2×4 as a mantel! And those chandeliers are a beautiful form of some sort of 1970s plastic. Now that’s classy. You may say, but Erin, the floors look interesting at least. They would be, if they weren’t a laminate. At least those really spectacular pocket doors dividing the dining and living rooms make up for it because they still open and close – even after 140 years!
But of course, everyone says kitchens and bathrooms sell houses. Again, that wasn’t exactly true in this case. This is currently our “kitchen.”
The photos above don’t even do the kitchen situation justice. In case you can’t tell, there aren’t any permanent shelves in there. Nor counter tops. Nor any built-in appliances. Everything is just free standing or rigged up on the wall. The first time I stepped into the room was…a little mind boggling to say the least. And the bathrooms – well they’re just as special. This is the “master bath.” It can be described simply: as a formica museum!
As you can see, we have our work cut out for us and this is really only the half of it!! And I couldn’t be happier. I finally have the blank slate I’ve always dreamed of. I’m sure I’m more than a little naive about what we’re really in for – but I promise we’re going to share everything we learn with you! From the fun of creating mood boards and setting a design direction to the brass tacks of how to pick a contractor, shop for slab counter tops or select the perfect shade of white paint I’m on the hunt – anyone have a current fave?!, we’re planning on taking you all along for the ride – however long that might be. A BELOVED home décor store is closing its doors just five months after opening – and an unusual law may be to blame, says the company.
World Market has become famous for its variety of modern and unique décor since it opened in February in Fairfax County, Virginia, easily making it a rival of retail giants such as Target.
However, the company announced the store would be closing this week, reported the Washington Business Journal.
“World Market lost their lease and relocated the store to a new nearby location on a temporary lease, with a clause that they would vacate if the landlord found a full-time tenant,” a spokesperson for World Market told the outlet.
“They did, and therefore closing this new location.”
The store’s last day of business is July 15, according to Northern Virginia Magazine, however, it could close even sooner.
An employee told the outlet that the store had been largely empty since July 5.
Meanwhile, the oldest brewery in America has called it quits after 127 years in business.
Anchor Brewing — the country’s first craft brewery — announced Wednesday that it is shutting down.
Brewing has already stopped, but the beer that’s on hand will continue to be sold through the end of the month.

Anchor Brewing has been a staple in San Francisco for over a century but hasn’t been able to overcome a series of issues that started several years ago.
Executives at the company attributed the closing to “a combination of challenging economic factors and declining sales since 2016,” according to a press release.
“This was an extremely difficult decision that Anchor reached only after many months of careful evaluation,” said Sam Singer, Anchor Brewing spokesperson.
“We recognize the importance and historic significance of Anchor to San Francisco and to the craft brewing industry, but the impacts of the pandemic, inflation, especially in San Francisco, and a highly competitive market left the company with no option but to make this sad decision to cease operations.”
