If savings accounts were somewhere on an investment risk pyramid, they’d be among other relatively safe investments — low risk, but low potential returns.
Compare that scenario to a stock market investor, who has no guarantees that the money she steers into a stock transaction will be intact in the future. It’s even possible the stock market investor will lose all of her investment principal if the stock turns sour and loses significant value.
Correspondingly, this investor is presumably looking at a greater reward for the risk taken when buying a stock. Let’s say an investor is weighing the purchase of a stock selling at $100 per share and the consensus analyst outlook has the stock price topping out at $115 per share with an expected downside bottom of $95 per share.
The investor makes the trade, hoping the stock will rise to 115, but hedges his investment by putting in a “stop-loss” order at $95, ensuring his investment will do no worse by automatically selling out at $95. The investor can also lock in a profit by instructing the broker to automatically sell the stock once it reaches its perceived apex of $115 per share.
As an aside: A stop loss order is a type of market order in which the order that is placed with a stockbroker to buy or sell a specific stock once that security reaches a predetermined price level. The mechanism is specifically designed to place a limit on an investor’s stock position.
In this scenario, the “risk” figure in the equation is $5 — the total amount of money that can be lost if the stock declines and is automatically sold out at $95 (i.e., $100 minus $95 = $5).
The “reward” figure is $15. That’s the amount of per-share money the investor will earn once the share price rises from buying the stock at $100 per share and selling it if and when the stock rises to $115 per share.
Thus, with an expected risk of 5 and an expected reward of 15, the actual risk reward ratio is 1:3 — the potential to lose $5 in order to gain $15.

As for the upsides, it’s a relatively simple formula and calculation that can help investors get a sense of whether their strategy makes sense. In that sense, it can be very useful with some basic risk management when tinkering with a portfolio.

For example, a conservative investor may invest in a corporate bond or municipal bond, knowing that in return for a guaranteed profit (in the form of paid interest) and upside asset protection (the bond’s principal being repaid), she takes on the small risk that the bond will default, and the principal and interest on the bond disappears.
An aggressive investor understands that by placing money in a high-risk stock, he is potentially risking some or all of his investment if the stock goes under, or significantly underperforms. In return for that risk, the more aggressive investor may reap the financial rewards of a booming stock price and a resulting major return on his investment.

As part of its broader affordable housing initiatives, Wells Fargo will sponsor a homeownership program alongside the Asian Real Estate Association of America.
The Wells Fargo-AREAA alliance will focus specifically on sustainable homeownership for first-time homebuyers and low to moderate-income Asian American, Native Hawaiian and Pacific Islander (AANHPI) communities.
AREAA found in its annual report that 72% of White Americans own homes. Yet, there are several Asian subcategories where homeownership is 55% or less, including Native Hawaiian, Indonesian, Korean, Pakistani, Hmong, Sri Lankan, Burmese, Bangladeshi, and Nepalese.
Additionally, the initiative will also feature a housing affordability symposium as well as regional events across the U.S. for homebuyers.
“We are committed to being a part of the solution and breaking down the systemic barriers that make homeownership more difficult to attain,” said Valeria Esparza-Chavez, head of Home Lending, Asian Segment at Wells Fargo.
The partnership comes after the bank was hit by several scandals related to its lending practices.
The bank repeatedly misapplied loan payments, wrongfully foreclosed on homes, illegally repossessed vehicles and charged surprise overdraft fees, affecting 16 million customers’ accounts, according to the CFPB. Wells Fargo eventually agreed to pay $1.7 billion to settle multiple consent orders last December.
Additionally, Bloomberg reported in March 2022 that only 47% of Black homeowners who completed a refinance application with Wells Fargo in 2020 were approved, compared with 72% of white homeowners. (The bank denied any wrongdoing.)
Since then, Wells Fargo announced plans to invest an additional $100 million to advance racial equity through its $210 million special purpose credit program.
Earlier in April, the bank announced a 10-year partnership with Dallas megachurch affiliate T.D. Jakes Group to build “inclusive communities.”
Okay, not really. But there is some reason to believe Pokémon GO—the mobile app game that is currently taking the world by storm—could potentially influence home prices.
For the uninitiated, Pokémon GO is an augmented reality game that you play on your smartphone. It uses your phone’s time tracking, camera, and location functionalities to create a pokémon world that you can travel through in real life. Just like the originals, you can try to catch em’ all, or you can train your Pokémon and battle at local gyms.
Where do home prices come in?
On your path toward becoming a Pokémon master, there are a few key locations that you have to visit: Poké Stops and gyms.
Poké Stops
Poké Stops are where Pokémon trainers check in to gather items that will help evolve their Pokémon. These blue circular signs are tied to real world locations like stores and landmarks.
They don’t just pop up everywhere, though. Some rural areas are entirely lacking Poké Stops, while other places are teeming with them. Because they are integral to growing your Pokémon, users have been flocking to areas that are densely populated by Poké Stops. The demand has caused some in the real estate industry to speculate that homes located in close proximity to a swath of Poké Stops might be a new selling point to prospective buyers. If the demand reaches a high enough volume, it’s possible home prices could go up.
Gyms
Pokémon gyms are the best place to train and level up your Pokémon. Like Poké Stops, they are also pinned to real world locations. As the premier destination for trainers, not having to travel far to reach one is ideal.
A location surrounded by Poké Stops is one thing, but if you live right next to a gym—or your house is a gym—you have the best shot at making some green off the pokémadness.
Boon Sheridan and his wife, who live in a restored church in Massachusetts, have had the good fortune of their home being labeled a gym. Many churches have been designated as gyms and it seems that the developers of the game failed to check if any of them were occupied. Users have to stay within a certain distance of the gym (Boon’s home) to be granted access, and therefore hang around outside his house at seemingly all hours of the day.
At present, Boon seems to be the only person with a house as a Pokémon gym, but there are no doubt countless residences that are located adjacent to, or very close to, a gym. Video games are famous for their eccentric fans, and it’s not unfathomable to think that some would long to live in a home right next to their favorite Pokémon gym.
Demographics and Number of Users
Clearly, there is a demand by some to be near Poké Stops and Pokémon gyms, but what are the actual numbers? According to recent data from research firm SensorTower, Pokémon GO has topped 21 million daily active users. That’s more than any other mobile game and it’s only been out for one week! It even has more daily active users than Twitter. As for engagement, Pokémon GO outperforms the seemingly unsurpassable Facebook.
Granted, in a nation of over 300 million people, 21 million is a fairly small percentage. There has also been some speculation that most users aren’t of a home-buying age, and therefore home prices wouldn’t rise since the Pokémon benefits would no longer be marketable.
While we don’t have any hard numbers on age demographics yet, anecdotal evidence and deductive reasoning, lead to the conclusion that many users are in fact of a home buying age.
A quick walk down to the local beach (a popular Pokémon hunting ground) after work revealed that the majority of users were roughly 18-30 years old. The lower end of that spectrum might not be ready for homeownership, but the upper end certainly is.
It makes sense when you consider that the most popular Pokémon series (red/blue/yellow) came out in 1996. The majority of kids who dove headfirst into the Pokémon world (millennials) are now in their twenties, and will be prospective homebuyers soon enough if they aren’t already.
The bottom line
Will the hype last? No one knows. It’s a game, albeit a wildly popular right now. It could burn out, but it could also be here to stay, and as augmented reality technology gets more and more sophisticated, we could be dealing with other games that could potentially affect real estate markets. All I can say is that I wouldn’t sell my home right now if it was a Pokémon gym, but I also wouldn’t invest in any Pokémon hyped property.

Diluted earnings per share (EPS) is a measure of earnings per share that includes a company’s convertible securities. Convertible, or dilutive, securities are stocks or bonds that could potentially become common shares. Basic earnings per share only considers existing common shares.
Diluted EPS, then, includes in its calculation the factor of convertible bondholders, convertible preferred stockholders, and options holders potentially deciding to turn their securities into common shares. If this were to happen, the number of shares outstanding would increase, with earnings staying the same, resulting in lower earnings per share. Diluted EPS will therefore tend to be lower than basic EPS.
Basic vs. Diluted EPS
What is diluted earnings per share, and how does it differ from basic EPS? Simply put, basic EPS tends to be a higher number than diluted EPS. Basic EPS doesn’t factor in the existence of convertible securities of the impact if they were to be converted into common shares.
Instead, the most basic calculation of earnings per share only takes a company’s net income minus any preferred stock dividends and divides that number by the number of shares outstanding. Convertible securities aren’t factored into the equation.
Because of this, sometimes it’s beneficial to look at a calculation of earnings per share that assumes all possible common shares have been brought into being through existing convertible securities. Doing so gives investors a more realistic view of earnings while assuring no future surprises.
Imagine an investor doing all their homework on the fundamental analysis of a company using only basic earnings per share. EPS, which measures the value that a company delivers to individual shareholders, might look high and the stock pays a good dividend, so the investor might decide the stock is a good one to buy.
But then she learns that the company has been issuing convertible bonds to raise capital and giving new employees stock options to make working there more attractive.
All of a sudden, for some reason, bondholders decide to convert their bonds to common shares, and employees decide to exercise their stock options.
Now this investor’s shares have been diluted, since a bunch of new shares have popped into existence practically overnight. As a result, earnings per share have decreased, and dividends likely have done the same (because the same dividends now have to be paid out to additional shareholders).
If our imaginary investor had used diluted EPS in her calculations, she could have prepared for this kind of scenario at some point. But because this make-believe company created the potential for its stock to be diluted by issuing convertible securities, basic EPS did not provide the full picture. 💡 Quick Tip: When you’re actively investing in stocks, it’s important to ask what types of fees you might have to pay. For example, brokers may charge a flat fee for trading stocks, or require some commission for every trade. Taking the time to manage investment costs can be beneficial over the long term.
How to Calculate Diluted EPS
The formula for diluted EPS is a company’s net income minus any preferred stock dividends, divided by the company’s average outstanding shares minus its dilutive shares. Or:
The diluted EPS formula is calculating the amount of earnings per share there would be if dilutive shares were to become common shares. The formula is exactly the same as that of calculating basic EPS, but with one important extra step – adding the number of dilutive shares to the number of average outstanding shares (in the bottom half of the equation).
The sum of both existing common shares and the possible dilutive shares creates a larger number on the bottom half of the equation, while the top half remains the same.
Therefore, diluted EPS tends to be lower than basic EPS, as the company’s net income (minus preferred stock dividends) is being divided by a larger number of shares.
For example, let’s say a company makes $1,000,000 in net income and pays no dividend. There are 800,000 common shares outstanding, 100,000 call options, and 100,000 convertible preferred shares.
The diluted EPS formula would yield a result of $1.00 per share in this example, as we would be dividing 1,000,000 dollars in net income by 1,000,000 total potential shares.
Basic EPS, on the other hand, would be calculated as $1,000,000 divided by the 800,000 current shares, yielding a result of $1.25 per share.
While it’s not difficult to calculate EPS and diluted EPS, many companies share the figures with investors in their earnings reports.

Why Is Diluted EPS Important?
Diluted EPS reveals what a company’s earnings per share could look like if holders of convertible securities were to decide to exercise their right to hold common shares, and it’s an important consideration during an investor’s analysis of a stock.
Since companies often issue convertible securities like stock options, convertible bonds, convertible preferred shares, a company’s earnings per share could appear higher than reality when not factoring in the potential for dilution.
Convertible securities might be held by people inside or outside of the company, and they may not be turned into shares anytime soon. But what happens when everyone decides to turn in their convertible securities for shares?
For example, if a company’s stock were to rise in price suddenly, and the company had paid several of its employees bonuses in the form of stock options, those employees might choose to exercise those options.
Now there are more common shares than before, but earnings have not increased. Therefore, in a theoretical example like this, earnings per share will have decreased.
A company issuing employee stock options isn’t always a negative thing, however. If the options keep high-quality employees, the result could be positive for the company over the long run. Using options also reduces expenses that come from paying employee salaries, which could free up capital to help the company grow.
Diluted EPS provides a more conservative earnings per share number since it shows what EPS would be in the event of more new shares coming into existence. Basic EPS could appear to be deceivingly high because it doesn’t calculate for this possibility, so it could be a less reliable indicator of when to buy, sell, or hold a stock.
Of course, there might also be times when diluted EPS is unnecessary. Young companies that are still small and growing might not have had the chance to issue any convertible securities yet, so earnings per share might look the same either way.
The Takeaway
Diluted EPS is a measurement of earnings per share that factors in the potential stock dilution that occurs when convertible securities are converted to common shares. Understanding diluted EPS is important so that investors don’t get caught off guard in the event of new common shares being created through the conversion of securities such as stock options, stock warrants, convertible bonds and convertible preferred shares.
When this happens, earnings per share decline, and those who had only been looking at basic EPS in an attempt to determine the profitability of a company will find they made a miscalculation. In some cases, the difference between basic and diluted EPS might not be that different. If a company hasn’t issued convertible securities, or has issued very few convertible securities, then not much dilution would be possible.

Los Angeles city officials on Wednesday halted a developer’s efforts to build a luxury resort on a Benedict Canyon mountainside.
City Planning Director Vincent Bertoni notified developer Gary Safady that the city was revoking its approval for Safady to pursue a 58-room hotel.
The decision marks a dramatic end to Safady’s quest to build Bulgari Resort Los Angeles, a project that divided residents in Benedict Canyon but had strong support from business and labor groups.

Safady’s attorney, Mike Gatto, said his client has put millions of dollars into the proposed hotel, which has been in the works for six years. The decision to halt the project “sends a message to all looking to invest in Los Angeles that the city can’t be trusted to follow its own rules,” Gatto said.
Safady’s hotel was in the environmental review process after clearing an initial city planning hurdle several years ago. The developer envisioned dozens of bungalows, a sushi restaurant, spa and screening room for hotel guests. He also wanted to put eight homes on the property ranging from 12,000 to 48,000 square feet each.
The 50 to 70 employees who would work at the hotel would be ferried up the canyon road through a carpool program for employees, Safady said.

City Councilmember Katy Yaroslavsky, whose district includes Benedict Canyon, argued that a hotel is inappropriate for the sensitive Santa Monica Mountains area, particularly amid the growing threat of hillside fires. During her campaign for City Council last year, she spoke out about the development.
After initially failing to persuade her colleagues to try to stop the hotel earlier this year, Yaroslavsky secured enough votes last month. The council voted 8 to 6 to ask the city’s planning director to intervene.
In a letter sent Wednesday to Safady, Bertoni wrote that a hillside hotel “would be inappropriate” for the project site, which has “sensitive habitat areas and areas that may be home to protected or endangered species.”

“While the Department of City Planning anticipated some impacts to the area, the extent of the impacts disclosed by the initial study and further identified through technical reports and in consultation with the California Department of Fish and Wildlife in Santa Monica Mountains Conservancy, are far greater than initially anticipated,” Bertoni wrote, adding that the hotel would also conflict with other city planning goals.
Yaroslavsky, in a statement, thanked Bertoni for his action.
“This is a monumental win for our mountains, and sends a clear message that our hillsides are worth defending,” Yaroslavsky said.
The proposed luxury hotel had foes and fans, including Save Our Canyons, which opposed the project, and Enhance Our Canyon, which advocated for it.
“This is great news,” Mark Levin, a Benedict Canyon resident and a founder of Save Our Canyons, said Wednesday. “This restores all of our collective faith in local government.”
City Hall’s move to halt a development while it is still in the review phase is uncommon but not unprecedented. In 2016, the city stopped a developer from pursing a plan to put hundreds of apartments along Cahuenga Pass.
Yaraoslavsky has said that she expects Safady to bring litigation.
The leader of a group representing construction workers criticized the city’s decision in a statement.
“This action is a job killer. Plain and simple,” Ernesto Medrano, executive secretary of the Los Angeles/Orange Counties Building and Construction Trades Council, said in a statement.
Gatto, the former state assemblyman who represents Safady, said Wednesday that “the planning director’s decision is a direct response to a politician’s campaign promise. It’s legally unprecedented.”

I admire how Jess and Lauren blend biting humor with deep dives into personal-finance topics. Not an easy task. And the Bitches are just as funny in person as they are on the web. (I turn to Piggy and Kitty when I need help with modern pop culture. “What does S-tier mean?” “How do I make a Taylor Swift animated GIF?”)
Jessica and Corey from The Fioneers. While I’ve met Jessica and Corey, I’ve never really had a chance to get to know them. I’m eager to change that in Ecuador. I find their writing considered and thoughtful. I’m particularly fond of their concept of Slow FI, the notion that you can use “the incremental financial freedom [you] gain along the journey to financial independence to live happier and healthier lives, do better work, and build strong relationships”. This meshes well with my own vision of the stages of financial freedom. (Last Halloween, Jessica and Corey published an interview with me: Money doesn’t magically fix our problems.)
And, of course, we’ll enjoy a presentation from our host, Cheryl Reed. Cheryl founded these money chautauquas with JL Collins in 2013 and she’s hosted ten of them in the past. She likes to discuss happiness and joy and how to develop it in your life.

Each chautauqua is different, of course, but the four previous retreats I’ve attended all had similarities:
Attendees gather at a resort for a week of conversation and camaraderie. These are smallish facilities that allow us to spend time together with few other guests. We eat and drink together. We walk together. We play games together. We talk about money together. We have fun!
Each day, one (or more) of the presenters gives a talk about a subject dear to her heart. (I talk about money and meaning, for instance.) These are l-o-n-g presentations but they’re fun, interactive, and informative.
Each attendee meets one-on-one with a presenter. What you do with that time is up to you. I’ve had people bring detailed spreadsheets and questions about retirement. I’ve had people chat with me about travel. I’ve had people ask for relationship advice (no joke!). Generally speaking, it’s a chance for you to pick a person’s brain about some sort of topic related to their area of expertise.
There are various (optional) off-site trips to visit the local area. In Portugal, we visited a winery. In Ecuador, we’ve visited thriving markets, chocolate factories, and butterfly preserves.
From what I’ve seen, however, the real value is in the friendships formed during these weeks. Much of our time is spent sitting together discussing life, the universe, and everything.
I’m still in contact with folks from each of the chautauquas I’ve attended in the past. Some of these folks have become close friends with whom I have frequent contact. (Our 2016 crew — the Werewolf Hunters — even rented a house in Utah for an in-person reunion. We visit each other whenever we’re in each other’s cities and have a semi-active group chat.)
I can’t promise that you’ll form life-long friends during this week, but from what I’ve seen, the odds are good. And no wonder. You’re gathering with a group of like-minded people to talk about some deep, personal subjects. Bonding is bound to occur.
