The world’s central banks have unleashed the steepest series of
interest-rate increases in decades during their two-year drive to tame
inflation—and they may not be done yet. Policymakers have raised rates by
about 400 basis points on average in advanced economies since late 2021,
and around 650 basis points in emerging market economies.
Most economies are absorbing this aggressive policy tightening, showing resilience over the past year, but core inflation remains elevated in several
of them, especially the United States and parts of Europe. Major central
banks therefore may need to keep interest rates higher for longer.
In this environment, risks to the world economy remain skewed to the
downside, as we detail in in our Global Financial Stability Report. Though this latest assessment of vulnerabilities is similar to what we
noted in April, the acute stress we saw in some banking systems has since
subsided. However, we now see indications of trouble elsewhere.
One such warning sign is the diminished ability of individual and business
borrowers to service their debt, also known as credit risk. Making debt more
expensive is an intended consequence of tightening monetary policy to
contain inflation. The risk, however, is that borrowers might already be in
precarious positions financially, and the higher interest rates could
amplify these fragilities, leading to a surge of defaults.
Eroding buffers
In the corporate world, many businesses suffered closures during the
pandemic, and others emerged with healthy cash buffers thanks in part to
fiscal support in many countries. Firms were also able to protect their
profit margins even though inflation had picked up. In a higher-for-longer
world, however, many firms are drawing down cash buffers as earnings
moderate and as debt servicing costs rise.
Indeed, the GFSR shows increasing shares of small and mid-sized firms in
both advanced and emerging market economies with barely enough cash to pay
their interest expenses. And defaults are on the rise in the leveraged loan
market, where financially weaker firms borrow. These troubles are likely
going to worsen in the coming year as more than $5.5 trillion of corporate
debt comes due.
Households too have been drawing down their buffers. Excess savings in
advanced economies have steadily declined from peak levels early last year
that were equal to 4 percent to 8 percent of gross domestic product. There
are also signs of rising delinquencies in credit cards and auto loans.
Headwinds also confront real estate. Home mortgages, typically the largest
category of household borrowing, now carry much higher interest rates than
just a year ago, eroding savings and weighing on housing markets. Countries
with predominantly floating rate mortgages have generally experienced
larger home price declines as higher interest rates translate more quickly
into mortgage payment difficulties. Commercial real estate faces similar
strains as higher interest rates have resulted in funding sources drying
up, transactions slowing, and defaults rising.
Higher interest rates also are challenging governments. Frontier and
low-income countries are having a harder time borrowing in hard currencies
like the euro, yen, US dollar and UK pound as foreign investors demand
greater returns. This year, hard currency bond issuances have occurred at much
higher coupon—or interest—rates. But sovereign debt concerns do not only apply to low-income countries, as the recent surge in longer-term interest rates in advanced economies has demonstrated.
By contrast, major emerging economies largely do not face this predicament
given better economic fundamentals and financial health, although the flow
of foreign portfolio investment into these countries has also slowed.
Material amounts of foreign investment have left China in recent months as
mounting troubles in its property sector have dented investor confidence.
Spillover effects
Most investors appear to have shrugged off mounting evidence that borrowers
are having repayment troubles. Along with generally healthy stock and bond
markets, financial conditions have eased as investors appear to expect a
global soft landing, in which higher central bank interest rates contain
inflation without causing a recession.
This optimism creates two problems: relatively easy financial conditions
could continue to
fuel inflation, and rates can tighten sharply if adverse shocks occur—such as an
escalation of the war in Ukraine or an intensification of stress in the
Chinese property market.
A sharp tightening of financial conditions would strain weaker banks
already facing higher credit risks. Surveys from several countries already
point to a slowdown in bank lending, with rising borrower risk cited as a
key reason. Many banks will lose significant amounts of equity capital in a
scenario where high inflation and high interest rates prevail and the
global economy tips into recession, as we explore in a
forthcoming GFSR chapter. Investors and depositors will scrutinize the
prospects of banks if their stock-market capitalization falls below the
value of balance sheet, causing funding problems for the weak bank. Outside
of banking system, fragilities are also present for nonbank financial
intermediaries, such as hedge funds and pension funds, that lend in private
markets.
Reassuringly, policymakers can prevent bad outcomes. Central banks must
remain determined in bringing inflation back to target—sustained economic
growth and financial stability is not possible without price stability. If
financial stability is threatened, policymakers should promptly use
liquidity support facilities and other tools to mitigate acute stress and
restore market confidence. Finally, given the importance of healthy banks
to the global economy, there is a need to further enhance financial sector
regulation and supervision.

A hospital may have you on call, you may go in person to people’s homes to assist them with breastfeeding issues, you may start a website where you help families online, and more.
My lactation consultant at the hospital when I gave birth to my daughter Marlowe also happened to be a healthcare worker at the pediatrician’s office that we brought her to. So, she definitely had more than one form of income!
Night nanny
A night nanny (or sometimes called night nurse if they are a nurse) is someone who helps new parents take care of their children overnight.
You would be employed by a family, usually for a few weeks or a few months after a baby is born. You would be helping parents at nighttime so that they can get more sleep as well as learn how to take care of their new infant.
You will be changing diapers, feeding the baby, helping the baby go to sleep, and more.
A night nanny typically works 8-12 hours overnight.
Night nannies are sometimes licensed practical nurses or registered nurses, as new parents many times want the skills and expertise that a nurse has.
You may be able to find night nanny jobs through word of mouth, or on websites such as SitterCity.com or Care.com.
Telehealth nurse
Telehealth nurse jobs are in high demand and will continue to grow. A telehealth nurse is a nurse who sees patients online, such as by video or phone. You may be working part-time or full-time as a telehealth nurse.
As a telehealth nurse, you would be assisting patients with minor health problems as well as advising them if they should go to the emergency room or urgent care, for example.
A telehealth nurse may work from home (and simply require an internet connection), at a physician’s office, hospital, and more.

I know a few nurses who have started blogs, and this is because a blog can help you make income in your spare time with a flexible schedule.

Blogs can vary from person to person. You may create a blog to journal, to teach on a topic, to sell something, to tell a story, and so on. There are no exact rules about what your blog has to be used for.

You may be able to find caregiving jobs through word of mouth (as nurses are very desirable for these positions) or on websites like Care.com and Craigslist.
Sell printables on Etsy
A printable is a digital product that someone can download and print at home. Examples of printables include grocery shopping checklists, gift tags, candy bar wrappers, printable quotes for wall art, budget templates, and patterns.

If you are looking for a flexible job as a nurse, one to look into may be reselling items online, such as on Craigslist, eBay, or Facebook Marketplace. There are many other online marketplaces as well.
Plus, it’s something that anyone can start because many of us own things that we could probably sell.

Mystery shopping won’t be a huge source of extra income, but it can be something that you can do whenever you have some spare time. There’s not a huge commitment to this either, which can be great if you are looking for something flexible.
Another positive of mystery shopping is that there are mystery shops that can be conducted both in person, online, and on the phone.
As a mystery shopper, you would get paid to evaluate companies from when you walk through the door to after you get your receipt. Or, you may be evaluating how they answer the phone when you pretend that you are a customer inquiring about a service that they offer.
The company has no idea that you are a mystery shopper – this is so that the company can truly evaluate how they are doing and see what they need to improve.
As a mystery shopper, you may be completing mystery shops for clothing stores, department stores, restaurants, car dealerships, salons, amusement parks, and more.

There are many market research companies that pay people like you and me to share their opinions. Companies then use these opinions and feedback to improve their products and services.
Sometimes focus groups are looking for a specific person too, such as a healthcare professional or someone who uses medical devices. Or, they may be looking for anyone who works in any field.

Camp nurse
As a camp nurse, you would typically be working in the summer (because that is when camps usually take place). A camp may last a few days or even weeks or months.
You may be taking care of campers, such as doing first aid.
Many camps go without medical professionals because they are unable to find a nurse to fill the role – so there is a demand for camp nurses.
Sign up for extra nursing shifts
This one is the most common as a nurse, so I saved it for almost last. As a nurse, you may have the option to work overtime and make extra money.
Since you are already in the profession, this may be the easiest to get started with.
Travel nurse
Okay, so this is not a side hustle, but I do think it’s somewhat related enough to include in this article!
A travel nurse may be able to earn more than $3,000 per week. They tend to make much more than a nurse who has a permanent job at a hospital or other facility.
Travel nurses are RNs working short-term positions at healthcare facilities. Whenever there are nursing shortages, which happen often in the medical profession, travel nurses help healthcare facilities fill these roles.
I have had several friends become travel nurses, and I’ve also met a few travel nurses while traveling.
Travel nurse jobs usually last around 3 months and can come with many benefits, and they also tend to pay quite well.

Just when everything looked oh so good in housing, a new report has revealed that investors have already lost interest.
The latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey found that so-called “investor participation” in the housing market slipped to 21.9% of all transactions in July, down from 23.5% in June.
It hit a two-year high as recently as May, when investors scooped up more than a quarter (25.3%) of all transactions.
So why the sudden reversal? Well, survey respondents have pointed to higher home prices, which cut into investors’ profits.
After all, they work on tight margins, so if the pricing isn’t just right, it doesn’t make for a good investment.
Some respondents even noted that the “smart money” has left the housing market, and it’s now “dumb” investors stepping in.
That last comment came from a real estate agent in Arizona, where home prices have been on a tear in the past year.
In fact, recent home price appreciation has pushed negative equity levels there from 55.5% to 51.6% in just one quarter, according to a recent report from Zillow.
It’s great news for existing owners and those who recently purchased, but bad news for investors looking for a bargain.
Another agent in Florida said “rookie investors” were moving in and paying too much for properties, which sounds like another bubble all over again.
Existing Homeowners Still Pumped About Housing
While investor sentiment has shifted, existing homeowners still seem to be pretty amped about housing.
They accounted for 43.5% of home purchases in July, up from 42% in June and 40.3% in May.
Participation by first-time home buyers was flat month-to-month.
It’s likely that demand is being driven in part by the record low mortgage rates, which have made it very attractive to own versus rent in many parts of the country.
But Campbell Surveys research director Thomas Popik warned that a reversal in rates could lead to another flood of distressed properties, and a subsequent drop in home prices.
Of course, the distressed supply has been dropping as of late, with only a 42.2% share in July, down from 45.1% in June and 46.1% in May.
And in many hot markets across the country, inventory is so low that prospective homebuyers have no choice but to wait for properties to come to market.
Even if there are suitable properties, many are clouded by intense bidding wars, so it’s clear that swelling inventory isn’t a huge concern, at least for the moment.
Homeownership Rate Lowest in Nearly 50 Years
Meanwhile, the “real homeownership rate,” which is the percentage of households who own a home and are not 90 days or more behind on their mortgage, fell to the lowest point in nearly half a century, per a report from John Burns Real Estate Consulting.
The company said the Census Bureau’s 65.5% homeownership rate is grossly overstated, and the actual rate is closer to 62.1%.
Historically, this spread is just below 1%, as there are still distressed homeowners, even when things are golden.
Obviously it has widened considerably thanks to the ongoing mortgage crisis, but they believe housing will make a serious comeback.
Their survey of 20,000 “confirms that the American dream of homeownership is as strong as ever.”
Additionally, they have started to see foreclosed homeowners return as home buyers after the three-year waiting period required by most banks and mortgage lenders.
This is especially prevalent in parts of the country where the foreclosure process runs more smoothly, such as in Arizona and Texas.
So if you believe the homeownership rate will climb back over time, there will certainly be plenty of demand in coming years, and with that, ideally some decent home price appreciation for those who get in early.
Sure, it won’t happen overnight, but a good time to believe in housing is at a time when no one else does.

Mortgage rates were mostly lower compared to a week ago, according to rates data collected by Bankrate. Rates for 30-year fixed, 15-year fixed and jumbo mortgages each decreased, while rates for adjustable rate mortgages rose.
The average rate on the popular 30-year fixed-rate mortgage topped 7.5 percent in late September. After a period of record lows, rates climbed in 2022 as inflation spiked and the Federal Reserve responded aggressively. The Fed last hiked its key interest rate in July, which brought up borrowing costs on a variety of financial products, including mortgages.
The central bank decided to hold firm on another boost to rates at its September meeting, indicating it expects rates to stay high for the foreseeable future. Its next meeting concludes Nov. 1.
“The Fed has made it clear that rates will remain higher for longer with the expectation that there will be another rate hike this year,” says Melissa Cohn, regional vice president for William Raveis Mortgage. “In their dot plot, the Fed also reduced the number of rate cuts by half for 2024, implying that the fed funds rate will remain at its high level for a good part of 2024.”
The rise in mortgage rates comes alongside appreciating home prices, both of which have prevented more buyers from entering the market. More than half of home purchase mortgages originated in July had a monthly payment greater than $2,000, according to Black Knight. Twenty-three percent of originations in July had a payment over $3,000. The affordability squeeze is stretching budgets, and keeping many first-time homebuyers out of the market altogether.

The average rate for a 30-year fixed mortgage for today is 7.92 percent, down 3 basis points since the same time last week. Last month on the 17th, the average rate on a 30-year fixed mortgage was lower, at 7.59 percent.
At the current average rate, you’ll pay $728.20 per month in principal and interest for every $100,000 you borrow. Compared with last week, that’s $2.08 lower.

15-year fixed mortgage rate moves lower, -0.02%
The average 15-year fixed-mortgage rate is 7.06 percent, down 2 basis points from a week ago.
Monthly payments on a 15-year fixed mortgage at that rate will cost roughly $902 per $100,000 borrowed. That may put more pressure on your monthly budget than a 30-year mortgage would, but it comes with some big advantages: You’ll save thousands of dollars over the life of the loan in total interest paid and build equity much faster.
5/1 ARM rate climbs, +0.09%
The average rate on a 5/1 ARM is 6.88 percent, adding 9 basis points over the last 7 days.
Adjustable-rate mortgages, or ARMs, are home loans that come with a floating interest rate. In other words, the interest rate will change at regular intervals, unlike fixed-rate mortgages. These loan types are best for those who expect to sell or refinance before the first or second adjustment. Rates could be substantially higher when the loan first adjusts, and thereafter.
While borrowers shunned ARMs during the pandemic days of super-low rates, this type of loan has made a comeback as mortgage rates have risen.
Monthly payments on a 5/1 ARM at 6.88 percent would cost about $657 for each $100,000 borrowed over the initial five years, but could climb hundreds of dollars higher afterward, depending on the loan’s terms.
Jumbo mortgage declines, -0.03%
The average rate for the benchmark jumbo mortgage is 7.95 percent, a decrease of 3 basis points since the same time last week. A month ago, jumbo mortgages’ average rate was below that, at 7.63 percent.
At the current average rate, you’ll pay a combined $730.28 per month in principal and interest for every $100,000 you borrow. Compared with last week, that’s $2.09 lower.
Mortgage refinance rates
30-year mortgage refinance advances, +0.04%
The average 30-year fixed-refinance rate is 8.08 percent, up 4 basis points compared with a week ago. A month ago, the average rate on a 30-year fixed refinance was lower, at 7.78 percent.
At the current average rate, you’ll pay $739.35 per month in principal and interest for every $100,000 you borrow. Compared with last week, that’s $2.80 higher.
Where are mortgage rates heading?
Economists can’t say for certain where mortgage rates are going from here, according to Bankrate’s latest mortgage rates forecast. Some experts have speculated the 30-year rate could reach 8 percent, while others expect rates to cool down by the end of 2023.
30-year mortgage rates mostly follow the 10-year Treasury yield, which shifts continuously as economic conditions dictate, while the cost of variable-rate home loans mirror the Fed’s moves.
“Economic data that is not too hot and not too cold would be helpful to mortgage rates and could get rates back down below 7 percent,” says Greg McBride, chief financial analyst for Bankrate, adding, “but that has to be true for inflation, job growth, wages and consumer spending.”
What current rates mean for your mortgage
While mortgage rates fluctuate considerably,, there is some consensus that we won’t see rates return to 3 percent for some time. If you’re shopping for a mortgage now, it might be wise to lock your rate when you find an affordable loan. If your house-hunt is taking longer than expected, revisit your budget so you’ll know exactly how much house you can afford at prevailing market rates.
Keep in mind: You could save thousands over the life of your mortgage by getting at least three loan offers, according to Freddie Mac research. You don’t have to stick with your bank or credit union, either. There are many types of mortgage lenders, including online-only and local, smaller shops.
“All too often, some [homebuyers] take the path of least resistance when seeking a mortgage, in part because the process of buying a home can be stressful, complicated and time-consuming,” says Mark Hamrick, senior economic analyst for Bankrate. “But when we’re talking about the potential of saving a lot of money, seeking the best deal on a mortgage has an excellent return on investment. Why leave that money on the table when all it takes is a bit more effort to shop around for the best rate, or lowest cost, on a mortgage?”

While we’ve certainly been in a good news cycle for the past many months, it wasn’t long ago that things looked really bleak.
If you’re in the mood to reminisce, consider a new report from the Federal Reserve, which revealed that 2011 was the worst year in mortgage lending since 1995.
Per Home Mortgage Disclosure Act (HMDA) data dissected by the Fed, just 7.1 million loans were originated by the more than 7,600 lenders nationwide included in the report.
That was the lowest total since the 6.2 million home loans reported in 1995, which was nearly 20 years ago.
The numbers were down from about 7.9 million in 2010, with refinance loans (surprisingly) leading the decline.
Refinance volume surged late in 2011, but it wasn’t enough to keep the numbers above 2010 levels. Volume fell about 13 percent year-over-year.
Home purchases declined as well, thanks in part to the expiration of the first-time homebuyer tax credit program.
FHA lending also decreased from 2010, though the low-down payment loans continued to account for nearly half of the purchase-money mortgage market.
For the record, HMDA data is estimated to cover roughly 90 to 95 percent of FHA lending and between 75 and 85 percent of all other first mortgages, making it the broadest representation out there.
Overall, 11.7 million home loan applications were collected by reporting institutions in 2011, down roughly 10 percent from a year earlier.
Just before the mortgage crisis reared its ugly head, home loan applications peaked at a staggering 27.5 million back in 2006.
We all know what happened next…
Why the Numbers Are Down
It doesn’t take a genius to figure out why lending came to a stand still in 2011.
Once the excitement of the homebuyer tax credit waned, home prices continued their downward march.
As a result, more borrowers found themselves in an underwater position and foreclosures continued to rise.
Meanwhile, prospective homebuyers got back on the fence and decided to wait it out.
Of course, the 2012 numbers are sure to be much better, thanks to the silly low mortgage rates that have been on offer all year.
Since January, there has only been one week where interest rates on the 30-year fixed averaged more than 4%.

So we’re sure to see some great numbers in next year’s report.
Still, many believe mortgage lending has been subdued, mainly because underwriting guidelines have become much more stringent.
69% of Mortgage Holders Still Have Rates Above 5%
New data from CoreLogic found that about 69% of homeowners had mortgages with interest rates of 5% or higher as of the end of the second quarter, per the LA Times.
And roughly 33% had rates above 6%, which is nearly double the going rate for a 30-year fixed nowadays.
If you look only at underwater homeowners, the numbers are even worse. In that unfortunate category, 84% had interest rates above 5%, and half of borrowers had rates above 6%.

For those with private-label mortgages, it’s either negotiate with your lender/servicer or simply be out of luck.
This explains why so many borrowers have given up on their mortgages. They’re paying an astronomical rate (compared to today’s rates) and they’ve got no home equity.
But it could be a lot worse. CoreLogic data revealed that 84.9% of borrowers with negative equity continue to make on-time mortgage payments, so thank goodness for that.

Below, I want to share some tips for you on how to manage an online job for high schoolers. Having an online job as a teenager means that you may have some questions, such as how to avoid scams, how to balance school and work, how to open a PayPal account when you are underage, and more.
How to avoid online job scams
While there are many, many legitimate online jobs for teens, there are scams as well. Due to that, I want to share my best tips so that you can avoid scams but still find an online gig.
Some of my tips to avoid scams:
Research the company and the position to make sure they are real and a company that you would like to work for.
Search on the Better Business Bureau to learn more about the company and read their reviews.
Research the company online to see if there are any mentions of it being a scam. I like to type in “Company name + Scam” into a search engine and see what pops up.
Always be careful if the company asks you to pay money.
Before you give out any personal information, such as your social security number, you should make sure it is a real job that they are offering you.
Search the Federal Trade Commission and see if they have any press releases or articles about work-from-home job scams that they may have found.
Never click on any links or download anything in a suspicious email.
And, always trust your instincts! If something seems fishy, then trust yourself. There are always other jobs out there – do not feel like you have to take one that you are unsure about.
Simply move on and look for another opportunity that fits you.

Realize what your motivation is for balancing both school and having a job. This is important because at times it will be hard to manage both, and thinking about why you are making yourself so busy can help to keep you motivated. You may even want to create a vision board so that you can look at it whenever things are tough so that you can easily remember what you are working towards.
Carefully plan out your school and work schedule. To balance school and work, then I recommend creating a carefully planned out schedule. This mainly only applies if you are in college or if you have control over the hours in your school day. This may include researching when the classes you need are offered and start trying to eliminate any gaps that may fall between your classes. Having an hour or two break between each class can quickly add up.
Bulk up your class days. If you think you can do it without overtiring yourself, then you may want to have as many classes together as possible in one day so that you are not constantly having to drive back and forth between school, work, and home.
Have a to-do list. I live and breathe by my to-do list. It helps me to not forget anything and to quickly realize that I have something to do (so I should stop procrastinating!).

If you are under the age of 18, then you will need a parent or a legal guardian to open a PayPal account. They would be the primary account holder, and you would simply be doing transactions through their account.
So, this means that you want to choose someone that you trust as they will have full access to the money that you are earning and is being transferred to your PayPal account.

National mortgage rates rose for all loan terms compared to a week ago, according to data compiled by Bankrate. Rates for 30-year fixed, 15-year fixed, 5/1 ARMs and jumbo loans increased.
The average rate on the popular 30-year fixed-rate mortgage broke through 7.5 percent in late September. After a stretch of record lows, rates climbed in 2022 as inflation spiked and the Federal Reserve worked to tame it. The Fed last hiked its key interest rate in July, which brought up borrowing costs on a variety of financial products, including mortgages.
The central bank decided to hold firm on another increase in rates at its September meeting, indicating it expects rates to stay on the higher side for the foreseeable future. It meets next at the end of October.
“The Fed has made it clear that rates will remain higher for longer with the expectation that there will be another rate hike this year,” says Melissa Cohn, regional vice president for William Raveis Mortgage. “In their dot plot, the Fed also reduced the number of rate cuts by half for 2024, implying that the fed funds rate will remain at its high level for a good part of 2024.”
The rise in mortgage rates comes alongside appreciating home prices, both of which have kept homebuyers on the sidelines. Over half of home purchase mortgages originated in July had a monthly payment over $2,000, according to Black Knight. Twenty-three percent of originations in July had a payment over $3,000. The affordability squeeze is stretching budgets, and keeping many first-time homebuyers out of the market altogether.

Today’s average rate for the benchmark 30-year fixed mortgage is 7.93 percent, up 19 basis points since the same time last week. A month ago, the average rate on a 30-year fixed mortgage was lower, at 7.59 percent.
At the current average rate, you’ll pay principal and interest of $728.89 for every $100,000 you borrow. That’s $13.17 higher compared with last week.

The average rate you’ll pay for a 15-year fixed mortgage is 7.08 percent, up 18 basis points over the last week.
Monthly payments on a 15-year fixed mortgage at that rate will cost $903 per $100,000 borrowed. That may put more pressure on your monthly budget than a 30-year mortgage would, but it comes with some big advantages: You’ll come out several thousand dollars ahead over the life of the loan in total interest paid and build equity much more quickly.
5/1 ARM rate rises, +0.13%
The average rate on a 5/1 ARM is 6.78 percent, ticking up 13 basis points from a week ago.
Adjustable-rate mortgages, or ARMs, are mortgage terms that come with a floating interest rate. To put it another way, the interest rate will change at regular intervals, unlike fixed-rate mortgages. These loan types are best for those who expect to sell or refinance before the first or second adjustment. Rates could be materially higher when the loan first adjusts, and thereafter.
While borrowers shunned ARMs during the pandemic days of super-low rates, this type of loan has made a comeback as mortgage rates have risen.
Monthly payments on a 5/1 ARM at 6.78 percent would cost about $651 for each $100,000 borrowed over the initial five years, but could increase by hundreds of dollars afterward, depending on the loan’s terms.
Jumbo mortgage increases, +0.20%
The average rate for the benchmark jumbo mortgage is 7.96 percent, an increase of 20 basis points since the same time last week. This time a month ago, the average rate for jumbo mortgages was below that, at 7.62 percent.
At the current average rate, you’ll pay $730.98 per month in principal and interest for every $100,000 you borrow. That’s an increase of $13.88 over what you would have paid last week.

30-year mortgage refinance rate advances, +0.17%
The average 30-year fixed-refinance rate is 8.12 percent, up 17 basis points since the same time last week. A month ago, the average rate on a 30-year fixed refinance was lower, at 7.78 percent.
At the current average rate, you’ll pay $742.15 per month in principal and interest for every $100,000 you borrow. That’s an additional $11.87 per $100,000 compared with last week.
Where are mortgage rates heading?
Economist are having a hard time pinning down a path for mortgage rates, according to Bankrate’s latest mortgage rates forecast. Some experts have speculated the 30-year rate could increase to 8 percent, while others expect rates to cool down by the end of the year.
30-year fixed mortgage rates mostly follow the 10-year Treasury yield, which shifts continuously as economic conditions dictate, while the cost of variable-rate home loans mirror the Fed’s moves.
“Economic data that is not too hot and not too cold would be helpful to mortgage rates and could get rates back down below 7 percent,” says Greg McBride, chief financial analyst for Bankrate, adding, “but that has to be true for inflation, job growth, wages and consumer spending.”
What these rates mean for you and your mortgage
While mortgage rates are notoriously volatile, there is some consensus that we won’t see rates back at 3 percent for some time. If you’re shopping for a mortgage now, it might be wise to lock your rate when you find an affordable loan. If your house-hunt is taking longer than expected, revisit your budget so you’ll know exactly how much house you can afford at prevailing market rates.
Keep in mind: You could save thousands over the life of your mortgage by getting at least three loan offers, according to Freddie Mac research. You don’t have to stick with your bank or credit union, either. There are many types of mortgage lenders, including online-only and local, smaller shops.
“All too often, some [homebuyers] take the path of least resistance when seeking a mortgage, in part because the process of buying a home can be stressful, complicated and time-consuming,” says Mark Hamrick, senior economic analyst for Bankrate. “But when we’re talking about the potential of saving a lot of money, seeking the best deal on a mortgage has an excellent return on investment. Why leave that money on the table when all it takes is a bit more effort to shop around for the best rate, or lowest cost, on a mortgage?”

TikTok trends don’t lie: Whether they’re “quiet quitting” or adopting “Bare Minimum Monday” to combat the “Sunday scaries,” people are pulling back at work.
In one sense, making work a smaller part of life is a permanent shift that people working from home experienced during the COVID-19 pandemic, says Cristina Banks, an industrial and organizational psychologist and director of the Interdisciplinary Center for Healthy Workplaces at the University of California, Berkeley Haas School of Business.
While working from home, people had more autonomy. They also had a clearer idea of the value of their time, which they could spend exercising or playing with their kids rather than sitting in traffic on their way to the office.
After many workers had that experience and are now being pushed to return to pre-pandemic norms, Banks says it’s hard for them to give up control over when or how much they work.
So, some workers embrace trends like Bare Minimum Monday, which suggests doing only the most important tasks at the start of the week, in order to retain that control.
But people’s choice to devote less time and energy to work may also have a more worrying root. Surveys repeatedly show that a large share of workers are teetering on the edge of burnout.
So, in the spirit of World Mental Health Day on Oct. 10, we look at the challenges and a tactic that can help workers cope.
Burnout and poor mental health at work
Roughly 3 out of 4 workers said they experienced work-related stress in the last month, according to the 2023 Work in America Survey by the American Psychological Association. More than half said that stress resulted in an array of negative effects, including emotional exhaustion, lack of motivation, a desire to quit, lower productivity and irritability, among others.
The statistics around mental health at work are so bleak that workplace well-being has become one of the highest priorities of public health and business organizations alike over the past two years.
For example, the surgeon general’s office has made addressing workers’ well-being one of its top priorities, saying the pandemic highlighted the link between people’s health and their work.
The federal agency created a list of stressors chipping away at Americans’ mental health that reads like a day in the life of a typical U.S. worker: heavy workloads, long commutes, unpredictable schedules, long hours, limited autonomy, multiple jobs and low wages.
The solution ought to come from employers, the surgeon general and others conclude. But executives first have to overcome their own wrong assumptions.
In the 2023 Well-Being At Work Survey, released in June by Deloitte, a business management consulting company, C-suite executives tended to have an overly optimistic view of workers’ well-being that doesn’t match workers’ own assessment of how they’re doing. While two-thirds of surveyed employees said their mental health stayed the same or got worse in the past year, the overwhelming majority of executives believed their employees’ mental health got better.
With that kind of disconnect, workers might need to make the first move. One of the more recent trends to rise out of social media, called Bare Minimum Monday, invites people to prioritize their own well-being instead of forcing productivity. It could be exactly what workers need right now.
What is Bare Minimum Monday?
Bare Minimum Monday is a trend started on TikTok by Marisa Jo Mayes, a content creator and co-founder of Spacetime Monotasking, a startup providing virtual coworking space and productivity tools.
Mayes coined the term Bare Minimum Monday to describe her slowed-down start to the workweek. Instead of feeling paralyzed over an impossibly long to-do list, she focuses on doing only the most necessary work tasks.
When she’s done with those, she allows herself to set work aside in favor of self-care, creative pursuits, cleaning or anything else that feels good to do (which can also be more work).
