While the state overall commands some of the highest living costs in the US, there are numerous pockets offering lower-than-average rent prices – a critical aspect for those looking to move. Our data analysis shows that Susanville, Twentynine Palms, Coalinga, Barstow, and Redding are the five cheapest cities to live in California for renters. These cities prove that it’s possible to enjoy the quintessential California lifestyle without breaking the bank.
Susanville, CA
Despite its small size, Susanville has all the makings of a great place to live. With a population of just under 15,000, it offers a quiet and peaceful setting for people seeking an escape from bustling urban centres. A two-bedroom unit in this city asks for around $800 per month in rent, a modest sum considering the quality of life offered. The median income here is about $47,685, making the cost of living quite manageable. Local attractions include the nearby Susanville Ranch Park and stunning views of the Sierra Nevada mountains.
Twentynine Palms, CA
Located in the desert region of San Bernardino County, Twentynine Palms offers a unique blend of affordability and scenic beauty. The city, with a population of around 26,748, has a median rent of $1,045 for a two-bedroom home. The local economy, which leans heavily on tourism and the presence of a Marine Corps base, provides a median income of $42,959. Residents can take advantage of the city’s proximity to Joshua Tree National Park and enjoy stunning stargazing opportunities.
Coalinga, CA
Coalinga serves as proof that affordability can still exist in California. The city offers a median income of $62,420 and a surprisingly low 2-bedroom asking rent of $1,375. The city is home to around 17,252 residents and offers a peaceful style of living. The vibrant downtown area, close to the scenic West Hills and Fresno County parks, has a lot to offer in terms of shopping, dining, and entertainment.
Barstow, CA
Located midway between Los Angeles and Las Vegas, Barstow is a city known for its rich history and natural charm. It’s a relatively small city, with approximately 23,547 residents, and offers an affordable lifestyle with a median 2-bedroom asking rent of $1,400. The median income stands at $42,912. The presence of the Mojave National Preserve nearby adds to the appeal of living in Barstow.
Redding, CA
With a population just over 92,000, Redding is a city that combines affordability with an enjoyable lifestyle. The median income in Redding is $56,098, and renters can expect to pay about $1,302 for a two-bedroom home. The city is nestled in the heart of California’s most stunning landscapes, including the nearby Shasta-Trinity National Forest. An array of hiking trails, water sports, and fishing opportunities makes Redding a great place for outdoor enthusiasts.
Methodology
The cheapest cities in each state were ranked based on its median home price and median asking rents for studio, one-, two-, and three-bedroom units. Prior to ranking, inputs were normalized, and weights were applied using a 1.25:1 ratio of asking rents to home prices. Data on home prices are from the U.S. Census 2016-2020 American Community Survey 5-year estimates. Data on asking rents are from Rent. Cities without data for one- or two-bedroom asking rents or a population of less than 10,000 were removed from this ranking. Any other missing values were zeroed and did not impact the final score.

On the construction side, homebuilders as well as land developers found it hard to finance projects because of high short-term interest rates. On the consumer side, a large number of prospective buyers sat on the sidelines as housing affordability worsened.
Shelter remained the largest contributor to inflation in October, according to the CPI report. However, the rate of housing inflation is steadily falling and there are high hopes that interest rates will fall in 2024.
“While builder sentiment was down again in November, recent macroeconomic data point to improving conditions for home construction in the coming months,” NAHB Chief Economist Robert Dietz said in a statement.
“In particular, the 10-year Treasury rate moved back to the 4.5% range for the first time since late September, which will help bring mortgage rates close to or below 7.5%. Given the lack of existing home inventory, somewhat lower mortgage rates will price-in housing demand and likely set the stage for improved builder views of market conditions in December.”
NAHB forecasts approximately a 5% increase for single-family housing starts in 2024 as financial conditions ease.
Homebuilders continued to make adjustments to boost their sales
According to the survey, 36% of builders cut home prices, up from 32% in the previous two months. It was the highest share of builders cutting prices recorded in one year.
According to the NAHB, the average price discount remained at 6%, unchanged from the previous month.
All three major HMI indices posted declines in November. Homebuilders’ gauge of current sales conditions fell to 40. The gauge measuring traffic of prospective buyers declined to 21. And the component charting sales expectations over the next six months fell to 39.
The three-month moving averages for HMI all declined across the four major regions in November. The Northeast fell one point to 49; the Midwest dropped three points to 36; the South fell seven points to 42; and the West posted a six-point decline to 35.

Boasting sleek and clean lines, wood floors, and floor-to-ceiling picture glass windows with unobstructed Intracoastal views, the $15.4 million estate has a fully equipped kitchen with a pizza oven, custom cabinets, and countertops, tons of natural light, and extra generous water views.
The lavish owner’s retreat (which is basically a fancy way to call a primary bedroom when it comes with extra rooms and amenities) includes a stylish sitting room, TV lounge, custom closet, office, luxurious bath with dual sinks, and much more. It also overlooks the length of the intracoastal and Atlantic Ocean through floor-to-ceiling windows.

While these beverage knick-knacks may seem like a lot, Sturgill noted that the TIkTok was only highlighting a few of the Diet Coke designs throughout the home.
“This isn’t even half of it, I’m not kidding,” Sturgill captioned her video.

Friends of Sturgill were quick to comment on the TikTok — sharing their thoughts about the home’s specific decor.

Everyone has heard of Nashville. It’s not called Music City, U.S.A. for nothing! Most people think the city is all about country music, cowboy boots and line dancing, but locals know the Nashville facts that are the truth behind the stereotypes.
It has great weather and amazing views. Some of the most unique architecture in the country is here. Two U.S. Presidents are buried in or near Nashville. As for music, sure we’re the home of country music, but Elvis also recorded more than 200 songs at RCA Studios. Here are a bunch of other Nashville facts known only to locals.

1. BBQ is a separate food group. Don’t argue about it. Just try all the different kinds and decide on a favorite. Not all of them involve pork and tomatoes. Barbecue chicken with Liquid Gold barbecue sauce is a national treasure.
2. Named “The Athens of the South,” Nashville is the only city in the world that has a replica of the Parthenon from Athens, Greece. You can find it in Centennial Park.
3. The city hosts Tin Pan South, the largest festival for songwriters in the world. Songwriters of all genres, not just country, descend on the city every spring for the weeklong festival. Many perform their work on street corners, as well as at local music venues.
4. The creators of Maxwell House Coffee did it in Nashville. President Theodore Roosevelt reportedly gave the brand its famous tagline “Good to the last drop” when he tried it on a visit to the city.
5. The Grand Ole Opry has been airing weekly for 94 years. It’s the longest-running show in the entire world. It’s still carried on the radio, as well as on TV and the auditorium is always packed with a live audience. Good luck getting tickets if you don’t make plans in advance!
6. Revolutionary War general, Francis Nash, is the inspiration for the name Nashville. The city was founded in the middle of the war in 1779.
7. The famous music scene began with African-American gospel groups, not country music. It all started with the Jubilee Singers of Fisk University way back in the 1870s. Emancipated slaves studying at the university were the first members of the group. They traveled the country to raise money to fund the school. The group is still around and continues to travel and perform.
8. Gaylord Opryland Resort and Convention Center is an overrated tourist attraction that’s not worth the admission price except in December. That’s when Opryland turns into a true wonderland that delights Christmas lovers of all ages. It’s the best Christmas display in the city.
9. The first seeing-eye guide dog in the United States was trained in Nashville by a native named Morris Frank. He left his studies at Vanderbilt University to travel to Europe to find out more about the seeing-eye dogs he’d heard about. He returned with his first guide dog, Buddy, and began training more. The foundation he created, The Seeing Eye, is still in Nashville.
10. Hunting for the best apartments in Nashville is easier and more fun compared to other cities. There are many types of apartments to choose from here. Nashville is more affordable than most other big cities, too!
11. Nashville is where the phrase “Old Glory” became popularized to describe the American flag. It started in the Civil War when a retired sailor named William Driver retrieved his hidden flag and flew it over the city after the Union Army recaptured it from the Confederates. He referred to his flag as “Old Glory” and the nickname caught on.
12. Famous thoroughbreds War Admiral and Seabiscuit were both born in Nashville. Move over, Louisville. They’ve got the Triple Crown winners right here in Nashvegas. Belle Meade Plantation, which bred both horses, is open to the public for tours. They also offer tastings at the on-site winery.
13. Every neighborhood in Nashville is distinctive and has its own personality. You’re sure to find one that suits you perfectly.
14. The architecture at the Country Music Hall of Fame is better, but the real country music history is at the Johnny Cash Museum. They’re proud of their favorite native son. (Yes, he was born in Arkansas, but they overlook that small flaw.)
15. Pancake Pantry’s pancakes aren’t worth the wait. Neither are the biscuits from Biscuit Love. They’re both overpriced restaurants that cater primarily to tourists. Many other restaurants have pancakes and biscuits that are homemade, just as good and don’t require an hour-long wait.
16. Prince’s Hot Chicken Shack IS worth standing in line for. Be prepared to drink a bucket of water to douse the heat. That chicken is hot, hot, hot.
17. Nashville was the first city in the South to desegregate public businesses. The protests and sit-ins that led to the victory sparked civil rights advocates in other cities to do the same.
18. RCA Studio B stays decorated for Christmas since Elvis recorded his first Christmas album there in the middle of July. The Music Row Studio is open to the public year-round.
19. Goo Goo Clusters were created in Nashville and are still made right here. The company makes over 3 million pounds of chewy confection every year.
20. The city has thriving hip-hop and rap scenes. Some of the best rappers have come from Cashville, including Young Buck, Lil Queze and Starlito.
21. Speaking of music, Nashville has a ton of live music venues and might be the only place in the world where you can listen to bluegrass, walk next door to catch a country concert, then go downstairs to listen to a rap battle and finally finish off the day by driving down the road to listen to the Nashville Symphony perform.
22. Nashville has more people working in the music industry than anywhere else in the country, including Los Angeles and New York. Over 60,000 music industry jobs are in Nashville. That’s four times as many as the next nearest city.
23. No one really knows what goes on in the Batman Building downtown. Supposedly, it’s owned by AT&T and is an office building for them, but locals aren’t so sure. Could Bruce Wayne have an office on the top floor?
24. Nashville has the only music studio left in the entire world that can record music directly on vinyl records. The Blue Room is part of Jack White’s Third Man Records and has live performances, too.
25. The only American to ever become President of a foreign country was born in Nashville. William Walker became Chief Executive of Nicaragua in 1856.
26. Ryman Auditorium started off as a meeting place for local gospel churches. It was only later converted into a concert venue. It’s been a designated Historic Landmark since 2001.
27. The Frist Art Museum is an underrated landmark. It’s one of the only museums on the National Register of Historic Places. The building itself is a work of art in the Art Deco style. It was the main post office!
28. Nashville is home to the oldest FM radio station in the country. It’s another reason for the nickname “Music City.” In fact, local legend has it that it was one of the DJs for this music station back in the day that first called Nashville by the famous moniker.
29. The Gulch is still an old hippie neighborhood, despite the new businesses moving in. It’s still the best place to find eccentric shops and bars. There’s no better location in town to hear eclectic music, either.
30. We’re the only city other than Los Angeles to ever host the Grammy Awards. They’d love to do it again if anyone from the Recording Academy is reading this.
31. Sri Ganesha Temple and Sanctuary will transport you to another time and place. It’s a replica of Hindu Temples built in India between 900 and 1100 AD. The temple welcomes visitors and holds tours daily, but it is a working temple, so it closes periodically during the day for services. There’s a restaurant and a gift shop on-site, too.
32. Nashville has the largest Kurdish community in the U.S. More than 15,000 Kurds call Nashville home, though the U.S. Census has yet to recognize the refugees from Iraq. The community calls its neighborhood Little Kurdistan.
33. Percy Priest Lake is the best place to go boating and hiking despite the entry fee, which is only $5, anyway. There are miles of trails and campgrounds, as well as plenty of boat ramps.
34. Nashville is home to over 678,000 people. It’s the biggest city in the state of Tennessee and is rapidly growing. Its population has grown by almost 13 percent since 2010 and it’s the 23rd largest city in the United States. More and more people are discovering the charms of Music City and deciding to call it home!
35. The monument to Lysicrates in Athens was the inspiration for the Tennessee State Capitol building, which is one of the oldest capitol buildings in the country still operating. President James Polk and his wife are buried on the grounds.
36. Even people who don’t like country music will admit that the architecture at the Country Music Hall of Fame is amazing. From the front windows designed to look like piano keys, to the physical representation of recording technology evolution that makes up the rotunda’s roof, it’s worth visiting just to see the building.
37. The Honky Tonk Highway is the nickname for an area of South Broadway that has bars and other venues playing live music — and letting it flow outside onto the streets —from 10 a.m. every morning until 3 a.m. the following morning. Many of the venues have multiple floors and they rarely publish their playing schedules in advance. Sometimes, music stars just show up and start playing.
38. President Andrew Jackson lived just outside Nashville on an estate named The Hermitage. He’s buried on the grounds. The estate is now a museum dedicated to the history and the President’s life.
39. Wave Country is the place to go during the summer. The freshwater swimming pool and water park complex can easily be an all-day affair to help the family keep cool during the hot Southern summers. There are concession stands but you can also bring your own picnic. You can even bring a tent if you like.

Sitting high above Laurel Canyon, overlooking Los Angeles, there’s a four-structure compound with a rich history and quite a few famous past residents.
Built in the 1930s, the four-structure compound — known as The Crown Jewel — consists of a two-bedroom, two-bath main house, a charming pool house, an A-Frame guest house with its own kitchenette, and a hillside bungalow dubbed “El Nido de Nestor” — paying homage to its former longtime tenant, the Academy Award-winning cinematographer Nestor Almendros.
But the Spanish cinematographer is not the only celebrity to have lived in the Laurel Canyon home.
Up until a few years ago, the whole property was owned by actor and director Corbin Bernsen (who sold the place in October 2020 for $2,040,000, public records show).
Perhaps best known for his eight-year stint as retired police detective Henry Spencer on the beloved procedural Psych or as Arnie Becker on L.A. Law, Corbin Bernsen is also a familiar face among fans of series like The Resident, General Hospital, or The Young and the Restless, where he made several appearances.
However, 2114 Kew Drive’s most famous resident was FRIENDS actress Jennifer Aniston.
Aniston reportedly lived in the A-frame on the property, renting it for a while before she reached stardom.
In fact, she was living here while filming FRIENDS, before her iconic portrayal of the funny, spoiled Rachel Green (and the accompanying haircut) made her a household name.
Now, the star-studded Crown Jewel of Laurel Canyon is being offered for sale at $2,595,000. Wendy Moore at Compass holds the listing — and even she was mesmerized by the house.

Prominent YouTube content creator Jimmy Donaldson — best known as MrBeast — took on the world of luxury real estate, and hundreds of millions of viewers tuned in to watch him tour upscale properties with some of his most famous friends (Justin Timberlake, Mark Cuban, and Miranda Cosgrove).
The YouTuber, who holds the title of the most-subscribed individual on the platform (and also has the second-most-subscribed channel overall), is famous for his viral videos centered around expensive stunts, challenges, and donations.
And he’s set quite a few records since launching his channel in 2013.
In 2017, he released his “counting to 100,000” video — which became his breakthrough viral video — and he has become increasingly popular ever since, with most of his videos gaining hundreds of millions of views.
By 2021, MrBeast was making headlines for breaking the record for the fastest non-music video to reach 100 million views, thanks to his Squid Game-themed video. That video now has over 500 million views.
He’s also known for his charitable endeavors, and for the fact that the more popular he gets, the more money he gives away.
While many have claimed that his monetary giveaways could be the primary reason why he accrues millions upon millions of video views, one of his most recent viral hits debunks this theory.

On October 14, MrBeast released a new video titled $1 vs $100,000,000 House!, where the YouTuber — alongside his crew and several famous pals — tour homes of different price points, from a $1 shack to a $100 million mansion in Los Angeles (that’s actually worth $139 million).
The video garnered more than 100 million views in its first 10 days and shattered the previous record for the most views within 24 hours — a record that MrBeast himself had set with his “7 Days Stranded at Sea” video — proving to naysayers that giving money away is not the reason behind Donaldson’s success.
Now, since the content crossed the threshold into our turf — the world of luxury real estate — we wanted to provide some background info on the properties featured in MrBeast’s video — including specs, updated prices, photos and more.
And we also got some behind-the-scenes tidbits that the listing agents shared with us, including how long ago the property tours took place, and what type of response they saw after the video launched.
All the luxury homes featured in MrBeast’s “$1 vs $100,000,000 House!” video
While there’s not much to say about the $1 shack that kicked off the video (that one might even be best summarized as “what you see is what you get”), there’s lots to learn about the other striking homes that made the cut. We’ll also skip the $1 million house, as that price point doesn’t necessarily fall into luxury territory in many of the real estate markets we cover.
We talked to some of the agents in charge of the listings featured in the viral video, and they shared their excitement about being part of the project.
“It was a cool experience to be affiliated with Mr. Beast,” says Rachael Williams with Revel Real Estate, who holds the listing for the $15 million property featured in the video. “Apparently this video broke the world record for most views in 24 hours. So essentially being a part of history is pretty awesome! 😎“
Wondering whether it was MrBeast’s team that sourced the houses? We were thinking the same, and it turns out that “Mr. Beast’s team reached out to us to be featured,” Ben Bacal, Founder and real estate agent at Revel Real Estate tells us. “We were told our property might, or might not make the final cut, but it did! And we’re so happy that they included it. “
The agents also told us that filming — at least for some of the properties — took place back in August, despite the final cut being released in October.
Naturally, that also means that some of the prices have changed in the meantime.
The $45 million house was most recently listed for $29.888 million, while the art-filled Malibu home dropped its asking from $69 million to $59 million. And the $100 million house is actually far more expensive in real life. So let’s take them one at a time.
The $100 million house, LA FIN
The focal point of the video, the striking $100 million house MrBeast tours alongside celebrity guest Justin Timberlake is actually a $139 million mega-mansion in Bel Air, California.
Newly built in 2021, the spec mansion is dubbed LA FIN, and is touted as “the pinnacle of homes designed for entertaining at a scale comparable to the best hotels in the world.” And for good reason.
Featuring an impressive total of 12 bedrooms, 17 bathrooms, and a guest penthouse, the luxury abode has an entire array of amenities that you’d be hard-pressed to find anywhere else, including a 6,000-square-foot nightclub, a unique 6-car elevator that displays the car collection above the nightclub, and an ice-cold vodka-tasting room furnished with fur coats.
Other notable features include a cigar lounge, a cutting-edge gym equipped with Peloton equipment and a rock-climbing wall
The primary bedroom suite of the luxury Bel Air mansion is nestled in its private wing.
Cloaked in Italian oak, the bedroom’s centerpiece is a striking fireplace crafted from Portuguese marble, and has an adjoining bathroom reminiscent of a world-class spa with Calacatta gold marble, a sweeping 100-square-foot shower, and a bathtub sculpted from a singular marble block.

Price & property history: The $139 million mansion was first listed in February 2022, with Jon Grauman and Adam Rosenfeld (The Agency). And while it has retained its asking price, representation for the property has since changed, with Shawn Elliot or NestSeekers International.
The art-filled $69 million house
Joined by iCarly actress Miranda Cosgrove, MrBeast tours the second most expensive home, a Malibu architectural gem that bears the signature of lauded architect Ed Niles.
The art-filled glass-and-steel house — which we’ve covered in depth here following its recent price adjustment, that brought it from $69 million down to $59.5 million — is propped up on a hill just 75 feet away from water and pairs its excellent oceanfront location with a distinct architecture that makes it one of Malibu’s most impressive real estate offerings.
The avant-garde abode is defined by sharp geometric angles, varied shapes, and out-of-the-box materials like glass, steel, and concrete, all thoughtfully executed and flowing beautifully together.
Featuring 4 bedrooms and 6 bathrooms with a detached one-bed, one-bath guesthouse on 8,206 square feet, the glass-and-steel house incorporates many Feng Shui principles.
Price & property history: Originally listed in March 2023 with an ambitious $68.8 million price tag, the Ed Niles-designed home recently had its price re-adjusted to $59.5 million.

The $45 million Brentwood house
Our favorite property on this list — though we might be a bit biased, as we’ve written extensively about this mansion before — is a newly built spec mansion in Los Angeles’ family-friendly Brentwood neighborhood.
Toured alongside billionaire Mark Cuban (who lives in an equally impressive luxury mansion), the spectacular property known as Allure is a 14,000-square-foot mansion that’s been carved into the mountainside — an arduous process that included the removal of approximately 680 truckloads of dirt to create over an acre of flat land.
First listed for $45 million (price later dropped to $29.888 million) ‘Allure’ is inspired by “The Greats” across various domains — including elite athletes, top Hollywood stars, influential C-suite executives, and international business tycoons.
And its long (and creative) list of amenities reflects that.
The 7-bedroom, 8-bath home has a movie theater with a Rolls Royce starlight ceiling, two striking living moss walls, a dedicated regulation-sized pickleball court, an NBA-sized half-court sporting a Michael Jordan design, a putting green, and a sanctuary spa with a fitness center and sauna.
The upscale Brentwood mansion was developed by Ramtin “Ray” Nosrati of Huntington Estates Properties, the mastermind behind some of LA’s most affluent homes.
Price & property history: The 14,000-square-foot house was first listed for $45 million. With a revised price of $29.888 million, Allure is listed with Sally Forster Jones and Nicole Plaxen of Sally Forster Jones Group at Compass, Santiago Arana at The Agency, Shauna Walters at Beverly Hills Estates, and Josh and Matt Altman of The Altman Brothers at Douglas Elliman.

The $30 million mansion with an indoor water park
While most of the houses in MrBeast’s videos are located in California, the $30 million mansion takes us on a trip to Leverett, Massachusetts, to visit a highly unique property likened to “a candy store for adults.”
Known as the Juggler Meadow Estate, the $30 million Massachusetts property is the former home of late Yankee Candle founder Michael Kittredge II and is a local celebrity in its own right (which comes as little surprise after watching the video tour).
With an impressive 120,000 square feet of interior space — split between 8 structures — the compound features a 25,000-square-foot main residence, a 55,000-square-foot spa, an indoor water park, three tennis courts, a three-lane bowling alley, two grotto-like wine cellars, and a 10-seat movie theater, among many other amenities.
Price & property history: The former Yankee Candle founder’s house was listed in the second half of 2022 for $23 million. Popular listing websites like Zillow and Realtor.com still show the same $23 million asking price, while the official listing on the brokerage’s website (the house is repped by Johnny Hatem Jr with The Sarkis Team at Douglas Elliman) says the price is only available upon request.
The $15 million house
While the other luxury houses MrBeast visited strayed a bit from the price point shown in the video, the next property on our list is a true-to-story $15 million home in the Hollywood Hills — with a killer location and spectacular design.
Perched atop the famous Bird Streets (widely known as some of LA’s most desirable streets, (attracting celebrities like Leo DiCaprio, Tobey Maguire, or Jodie Foster), the 7,217-square-foot contemporary, Ameen Ayoub-designed residence was completed in 2021.
Packed with world-class amenities — including a chef’s kitchen with Miele appliances, an aquarium bar that looks into the infinite pool, a custom-built honeycomb quartz wine cellar, a decoupled home theatre, a subterranean garage, and a state-of-the-art fitness center with a sauna and steam shower — the 3-bed, 5-bath home is pure luxury.
It also has a jaw-dropping primary suite with a fireplace and private terrace, dual bathrooms, and a designer closet.
Price & property history: Listed for $14,900,000 with by Ben Bacal and Rachel Williams of Revel Real Estate, the $15 million was listed in mid-2023, and hasn’t had any price adjustments since.
